Planned & cyclical maintenance

This is when work is carried out periodically to prolong the life of the building component and avoid either expensive repairs or a complete breakdown. The following would be classed as cyclical repairs

  • Gas servicing (annually)
  • Electrical testing – complete electrical installation and/or equipment including hard wired smoke or carbon monoxide detectors, extractor fans, ventilation or heat recovery units etc (annually)
  • External painting (every four years)
  • Painting to communal entrances and landings - low rise flatted accommodation (every five years)
  • Render painting (every 7 years)

Improvement programmes/ Decent Homes standard
Our improvement programmes aim for a reduction in the number of day-to-day repairs required and to achieve, as a minimum, the Government’s ‘Decent Homes Standard’ – a target to ensure that all social housing stock meets decent standards by 2010. This is one of the most cost effective ways of keeping properties in a good state of repair.

Sometimes we will delay day-to-day repairs in certain areas, due to forthcoming improvement programmes – if this is the case, we will keep you informed and send details out to you.

Asset Management Strategy
The Two Castles Asset Management Strategy was reviewed and approved in March 2010. The strategy covers the way we maintain our properties and how we replace key components like doors, kitchens and windows.

In addition we will be surveying a large proportion of our properties during 2010/11 and this will enable us to update our systems and ensure we replace the worst performing components first. Once we have done this we will publish in Fanfare the schemes which are to have works done in the next three years.
